The project is a 15-story building with 297 units, and commercial space on the ground floor with 181 spaces of automated parking, where cars are stored vertically to save parking space, and transport is possible without the driver being present.
Overlook, LLC is the developer and JT Engineering is the engineer This project is being designed by Michels & Waldron Associates, LLC, constructed by FM Construction Group LLC, erected by Vollmer Inc., and slabs were supplied by Bailey Metal Products Limited. DELTABEAM® was chosen over wide flange beams to gain an extra 2 inches and achieve 9-foot ceiling heights.
According to Jason Tarantino from JT Engineering, DELTABEAM® added even more value than achieving 9-foot ceiling heights:
“The integration of DELTABEAM®s into the COMSLAB® floor system created tremendous value for our client’s project. We captured more unobstructed floor to ceiling height, improved plumbing and sprinkler installation, integrated fireproofing and increased the overall speed of construction,” said Mr. Tarantino.
Both COMSLAB® and DELTABEAM® have the added advantage of not requiring additional fireproofing onsite, thus removing the need for this extra step.
The development is projected to be completed by May and upon completion, the development will be one of the tallest in the neighborhood.
